Shedding light on the Hopewell Valley’s recent real estate surge

The Hopewell Valley is currently experiencing one of the best housing markets in recent memory, conditions that will likely continue for quite some time. David DePaola, who owns local real estate agency David DePaola and Company Real Estate (DD&C), explained “Hopewell’s current market is quite good for sellers! There are more buyers than there are homes available. Homes that [are] well-cared for are in especially high demand.” 

This surge has resulted in many homes drastically increasing in value in the past few months. In fact, if you search up the price of your home on Zillow.com, you would probably be quite happy with the result right now. DePaola elaborated: “The simple fact is, if five buyers make sincere offers on one particular home, four of them are going to be very disappointed. In some cases we are seeing more than twice that number compete.”

What has been the cause of this recent uptick? DePaola thinks there are a number of factors: “Historically low interest rates, migration from densely populated urban centers, and newly discovered needs or desires to work, learn, entertain, etc. from home caused by the pandemic have all contributed to making the concept of ‘home’ more desirable than it has been in generations.” Furthermore, the Hopewell Valley offers an excellent quality of life for its residents. Some factors include “Hopewell having access to good healthcare, education, and recreation while still offering a relatively easy commute to employment generators and commerce in both the Philadelphia and NYC metro areas,” according to DePaola.
